MANAGEMENT & MAINTENANCE

Our management is here to help! Management team members are onsite ready to assist.

At South Side Flats, we have an onsite maintenance team ready to assist Monday through Saturday, and on call for emergencies like fire or flooding! Submit a maintenance request through the online portal or get in contact with the office if you have questions about your request.

Our service technicians are able to provide assistance while you're enjoying life in Dallas! You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, you're more than welcome.

If you find yourself locked out during business hours stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, contact a locksmith if necessary.

To get assistance as quickly as possible, place a work order through the online portal or contact our team of management professionals.

Our apartments in Dallas, offer the amenities that provide you with the activities you love. Spend your Saturday morning reading a new book by the pool, and easily accomplish your fitness goals at the fitness center.

At South Side Flats, you will have an in-unit washer/dryer and dishwasher to help you get chores done, so you can do more of what you love. Here, you can easily stay cool with the central A/C and cook to your heart's content with a fully-equipped kitchen complete with a stove, microwave, fridge, and so much more.

Our Dallas apartments are unfurnished meaning they are a blank canvas for you to create. Fill your space with what matters most.

ADMINISTRATIVE & LEASING

Our applications take up to 24 hours to approve. If you have questions about the status of your application, please give our leasing team a call!

Paying rent is made easy by the use of the online portal! If you have any questions about the rent payment process, please contact our leasing team.

When living at these luxurious Dallas apartments, Renter's Insurance is required. We offer a master policy for all our residents, or you may supply your own 3rd party policy. For more information on Renter's Insurance, contact our leasing team who would be happy to discuss!

If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes.

South Side Flats will provide utility set-up information upon application approval!

At South Side Flats, residents are responsible for paying all utilities. You are able to pay your monthly utility bill through our online portal for added convenience!

LOCATION & DIRECTIONS

We offer excellent locations for public transportation. Uber, Lyft, and well-known bus lines are right within reach at South Side Flats.

Great schooling and education are right around the corner as we are located in Dallas ISD School District.

Come visit us and find your new home! For easy directions from where you are, you can use our Google Business Profile or call our leasing team for additional directions.

South Side Flats is within a short driving distance to Dallas Farmers Market and Target and West Village, meaning you can easily pick up fresh groceries on your way home or enjoy a day with friends surrounded by excellent retail!

When reviewing an application to rent at South Side Flats, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.

Applicants must have verifiable income equal or greater to three times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than six times (gross market rent).

Our property uses Saferent to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past paystubs to validate income.

Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

All are welcome to come take a tour! Call our property staff to arrange the best time so there is no wait and enough time to answer any questions you have about your new home!

Our team suggests making a previously arranged appointment to prevent any wait time and to make sure all your questions about these apartments in Dallas get addressed. However, we do also accept walk-ins.

Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.

Our community was built in 2016, so we are considered new construction with very little noise heard by neighbors.

We want you to make your new space home! You can decorate, but please keep in mind you may be charged for hole repairs if you hang art or TVs. If you have a question about what types of decorations are permitted, please call our leasing team!

At our apartments in Dallas, residents will be responsible for paying monthly fees like utilities, amenity fees and reserved parking.

Subletting and short term rentals such as Airbnb, VRBO, etc. are strictly prohibited.

We want South Side Flats to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 8 am. All of our community spaces are ready for your use without any charges!
